Yes! it's one of the best-kept secrets in Bergen County for families. Harrington Park is a small borough (under 5,000 residents) in the Northern Valley, about 20 miles from Manhattan. It's the kind of town where kids ride bikes to friends' houses, the whole community shows up for school events, and you genuinely know your neighbors. There's one K-8 school district, an active recreation program, and a real small-town rhythm that's increasingly hard to find this close to NYC.
How are the schools in Harrington Park?
Harrington Park has its own K-8 school district (Harrington Park School), and students go on to Northern Valley Regional High School at Old Tappan, consistently ranked among the top public high schools in New Jersey. The Northern Valley Regional district is a major reason families target this corner of Bergen County, and Harrington Park is often the more attainable entry point compared to some neighboring towns feeding the same high schools.
What do homes cost in Harrington Park?
As of 2026, the average sale price in Harrington Park is around $1,063,786, with most single-family homes trading between roughly $1,000,000 and $1,350,000 depending on size, condition, and lot. Most commonly homes will receive multiple offers within days of being listed no matter what time of year.
The housing stock is mostly classic single-family (colonials, split-levels, and expanded capes) on differing lot sizes depending which street it is on, with a growing number of new-construction and fully renovated homes. What's the commute to NYC like?
Manageable, and better than people expect. Most commuters drive to straight to the city, to the ferry in Edgewater, or catch NJ Transit buses from downtown. Door-to-door to Midtown typically runs 45–60 minutes depending on time of day. Plenty of residents also work in Westchester or Rockland County, NY, the Tappan Zee/Mario Cuomo Bridge corridor is an easy reach.
What is there to do in and around Harrington Park?
The town itself is quiet on purpose, that's always been the appeal! But you're minutes from everything: downtown Westwood and Closter for restaurants and shopping, the Closter Plaza, hiking and the Hudson River towns just over the hill, and some of my favorite local businesses across the Northern Valley (I feature them regularly in my newsletter). Lake Tappan borders the town, and the community calendar, rec sports, town events, the Junior Women's Club, keeps families busy year-round.
What should buyers know before making an offer in Harrington Park?
Three things I tell every buyer:
Inventory is tight. Harrington Park is small, so only a handful of homes are on the market at any given time. The right house may not wait for you to "think about it over the weekend."
Know the comps, not the Zestimate. With so few sales, automated estimates here swing wildly. I pull true comparable sales before any offer.
